Do you need a living room and a family room? What are the dimensions of both rooms? Frankly, my guess with the living room cut off from any other room, it won't be used much.

Do you need a dinette, a place to sit at the island and a separate dining room?

I wouldn't have the two entries into the upstairs bathroom.

I agree with cp about the extra door to the upstairs bathroom. I like that you included linen closets in all the bathrooms.

I would seriously consider adding laundry upstairs. I would rather run upstairs to switch loads than haul most of the laundry down the stairs and halfway across the house.

How do you see the guest suite being used? If I was visiting you, I would want more bathroom counter space than closet space.

    Variation on a theme:

Can't imagine the front parlour will be used much. Or at all. (Of course, I knew one lady who furnished and decorated her parlour to the ultimate, then put stanchions and velvet ropes across it, barring access to everyone.)

Move the office to the parlour, put the laundry upstairs.

    What is the site?

I agree with the suggestions to move the laundry upstairs if you can. If you want it on the main, I would reconsider the location. I loathe walking through a mudroom to get to the laundry.

Thank you for all the comments.

First floor bedroom will be used by an aged parent, thus the need to have first floor laundry.

Agree living room may not be used much, but I like to keep the room open and wouldn't want to leave office/bedroom open. Also where I live in east coast formal living rooms are still in style.

If I don't have 2 doors in the bathroom what would be your suggestion? Not make it attached bathroom?

Mark, Sorry I don't understand the question.

A modern take on the 4 square design for the first floor. Seems to have a lot of public spaces. Worried a LITTLE that the guest suite seems like it's part of the "working area" of the home and not a gracious way to get there. But not sure that there is a better placement and giving it nice 2 sides of windows, etc. The toilet area seems to be designed well for a walker / limited mobility, but think that perhaps the shower could be a little larger if you needed to use a shower chair or bench, or an aide was needed to assist in bathing.

Since I seem to be stuck on showers, I think that, if you use the master the way many do these days, the tub is taking up too much space and the shower is suffering. I'd much prefer a larger, nicer shower and de-emphasize the tub. I'd get rid of that angled corner that will be a PITA for the bathroom vanities and spread out the sinks enough that you can get a nice drawer stack in between them for storage.

The design of a home starts with the site upon which it is to set. What is the site survey and what is surrounding the site?

And what do the elevations look like?

What Mark means is don't stop designing at the exterior walls. Stop designing at the property lines. Think of the house and the lot as one. A great house is not some Starship Enterprise floating in some spaceless void. Context is everything.

"Screw context. I want the Enterprise," said Liu Dejian.

Thanks for the explanation. Attached Front elevation and Lot. Number 3 lot and faces North east.
