All that will fit will be a stacked front load washer and dryer. a shower of no more than 30 x 30, a 24 inch vanity or pedestal sink,, and a toilet. And that will be dependent on entry door location, and if you can get a soil pipe for the toilet........plumbing, etc.

You need a very good contractor and floor plan. And you will need every inch. And it will be EXTREMELY CRAMPED.

You need an architect (not me), to review your existing floor plan and redesign your space.

An architect for sure and as mentioned one very cramped space FYI a 30 x 30 shower is not even doable IMO . Get some pro help ASAP

Could the laundry move somewhere else, like an upstairs closet or into the basement? Then that space will be much more workable for a master bath...

Thanks for your feedback! We're on the hunt for an architect. The dream would be to create a master suite by putting in a door behind what is now a junk closet and preserving access to the (stacking) laundry from the kitchen. We are willing to move the back door but not close it up. So we may have to settle for a smaller guest bath or powder room. We may also consider moving the laundry to the kitchen. I realize none of this is ideal, but adding any size bathroom that makes sense for the floorplan will be worth it to us.
