Advice on final floorplan for duplex

Hi Houzzers - we have committed to building the Cedar design duplex with Masterton. At this stage, we are not able to make any major changes to the floorplan. But I would love another set of eyes to have a look and check some details for me.

The building faces west which means the main wall for unit 2 faces south.

Some questions
- do we need french doors from the atrium near the front door? Seems a little unnecessary to me. A large windlw might be better.
- should we add extra light, especially to unit 2, with highlight windows in bedroom 2 and the family room and maybe a narrow frosted window next to the front door?
- is the configuration of the downstairs powder room and laundry the best use of space?
- not sure what's planned for under the stairwell.

Hi Kate108,

The layout looks good to me. My only suggestion is, is it possible to somehow switch the stairs and the powder room / linen / laundry to improve the flow from the family area at the back - where most people will spend their time - rather than off the lounge room?

If you had windows instead of French doors leading out to the atrium, how would you access that space? And would you need to access it on a regular basis. French doors do look great, but if you're concern is that they take up space, then could you go for a sliding door instead?

Hi Kate,

Although we loved the look of the french doors, we felt that area was unneeded as it just lead to the side of the house. We will either use that space as a storage room (much needed for the 'minimalist' look) or make it a computer alcove.

Why blocking the family/dining from living area?
And change that swing door from garage. Make it sliding. They won't charge you for that.

I agree the french door is quite a waste.
Put that french door in living room will have a bigger impact. A study alcove will be a more utilized space

Assuming you live in oz sth of Brisbane highlight windows on sth wall unnecessary as dark anyway and each room save foyer has window so good idea to have narrow window next to front door of unit 2

Hi Kate, did you end up building the Cedar? We have just committed to the same house in Sydney!
Did you make any of these changes? I have similar thoughts on the best use of:
- laundry/linen/powder room space
- under stair space
- french doors/side patio space
- ensuite/WIR space in master bedroom
It would be SO helpful to hear your thoughts on what you did....
