Unless you have a larger window or a second egress, that is not an appropriate space for a bedroom, especially not one to rent out with AirBandB.

Agree that egress is an essential part of using a basement as a bedroom. We have a 13x26' section in our finished basement that used to function as a bedroom. We had a queen size bed in there. The room has its on bathroom and also has a sizable closet. Now that we are empty nesters we took the bed out and put a futon in the space. We have bedrooms upstairs for guests. Check your zoning codes.

There is no requirement on AIRBNB that states what can/cannot be considered a bedroom. The basement has a bathroom and a separate entrance. I would like to use it as both an entertainment space and "bedroom." I guess i need to look into transitional pieces.

Airbnb may not have any rules but your insurance and town have very specific rules about what can safely be used for sleeping in. Proper ceiling height you have but a bed room, due to fire safety concerns, must have two separate forms of egress. If there is a fire and a paying guest was injured or heaven forbid died due to no safe egress your insurance would not cover your liability costs or you could be charged with neglect manslaughter.

If it has a separate entrance then access is covered. Back to the question...a murphy bed still juts into the room. A convertible sofa/sectional/day bed is a better option.

I think the basement in discussion is all one open room. Our county building codes says "one window or door" so as long as there isn't an enclosed bedroom, the door is all that is necessary.

the overall POINT is DESIGN ideas. Whether it is legally a bedroom or insurable is not the point. I would like it to be a functional space and any layout/design ideas would be welcomed! I am not a creative and this blank space overwhelms me!

I saw a Breda Bed Sofa combo I liked and with my color choices it was about $3500! I really loved it but was hoping i could find a cheaper alternative I could also love.
