My mom (a retiree) is moving to the Delaware shore. She is buying a new construction home (1 floor living) but it will come with an unfinished walkout basement with a full bath rough in. Approx 1300 sq ft. Note: her laundry is on the first floor so she will not need this in her basement.
Although we won't know where all the mechanical systems will be placed, I would assume there will be unfinished/storage space and then the rest will be finished.

Her objective for finishing the space will be for a guest room for visitors and/or us (and our kids) when we come. I would assume a guest room along with room for watching TV, video game playing, etc.

I will find out about legal bedroom requirements in a basement space in DE but from the drawings, I see an egress window near the walkout door. I assume a proper closet and HVAC along with an egress window should define a legal bedroom.

How would you layout this space?
