Hi Guys, The new house has been done for about three months. It's perfect, we love it. Still needs decorating but I wanted to share some pics and once again thank this community for what I've learned here. Mostly lurking, sometimes asking or sharing.

This is coastal Florida. Flood plain, narrow lot, had to go "up". Elevator. Entire first level is garage, storage, and up to 300 sq ft of finished "building access". Entire house is concrete block, covered with stucco on ground level and wrapped in Hardie-plank above. 5-V crimp metal roof, galvalume. PGT impact-resistant windows and doors. IPE decking. Vinyl plank flooring throughout entire house. Electric everything (induction stove, hot water tank, fireplace). Master suite is above the garage so that living spaces and 3rd floor guest rooms can enjoy the views.
