Extending sunroom to create a staircase to basement

Hi,

I want to create a staircase to basement from main unit. The house is small, so the only option is creating the staircase by extending the sunroom. I'm torn between extending the whole sunroom, or just raising the ceiling of the basement door to create the stairs. Any ideas on which direction to go?

If you extend the sunroom ($$$), will you gain any actual living space or will you simply make space for the indoor stairway? Will having indoor access to the basement allow you to use the basement as a family room or other useful space? These are things to consider.
Adding on to the home may increase both its value (if it adds living space) and its property taxes. If the neighborhood is good and the expense is within your budget (architect, plans, permits, construction including extending/new roof, probably a bathroom addition, electrical work), and the expense will keep your home value similar to most homes in your area, I'd do it...only if it adds useful space.

The basement is fully finished, the point is to turn the first floor and the basement into a duplex. The added space will just be in the sunroom since adding another bedroom requires zoning and what not.
This will definitely cost around 10k, and we are Ok with it. We just want to see what is the best option/idea for this project that makes it worth it.

You need a good architect to determine feasibility of your concept and what current codes you would have to meet for rental unit. They are usually different. Plus, you might have to update all your electrical service and that could easily cost &10k. So do your due diligence so you don't get in over your heads.

The pictures behind the beds are too small as pictured. A valence or roman shade would unify the room. The red wall is a bad choice if you want someone to relax and sleep. Think about a lighter softer palette. Cream walls and maybe the brown used where the red is currently. Then add a collection of small drawing to both sides in a gallery display .

Any further thoughts?? Did we scare you off?? Or are you analyzing and consulting with people in your area who are familiar with the codes and permitting process? Just wondering.
