They have lots of options, but I honestly think they should hire a designer and contractor given the scope of the project.

That being said, if you'd like folks to chime in here, share your sister's main goals for the space and how she prioritizes them. For example, do they want a huge spa retreat bathroom, or is a regular functional one sufficient since it is a spare bathroom? How important are the sizes of the bedroom and closet? Are they interested in side by side or stackable laundry machines? etc. But honestly, if you're going to invest money in renovating a space, make it count and hire a pro who can make the space functional and foresee issues you can't simply because they do this every day.

How do you get to the hot water heater? Do you want to separate the laundry room from the bath? Also your hot water heater should be separate too

they don't need a bedroom and would like a large laundry room with closet space where current spare room is located. they would also like an oversize shower and linen closet and storage in bath.

Are you willing to move the washer and dryer to another spot in the room? In order to have a water softener you have to talk a supplier like Culligan, Pelican or if the plumber can do it.

How high are the windows in the lower level of the house?

Hi Claire, the bathroom windows are 66 inches to the bottom, the back room the window sill is tappered in so the drywall is at 64 inches.

The wall where you showed the washe/dryer backs onto the family room, so no venting to the outside.

Hi Claire, we like the shower along the wall with the window access. As we mentioned before the washer/dryer can either be flipped or must go to an outside wall(perfable near the hwt) for drainage.

We would like to have the sink and storage where the washer/dryer are currently.

If the vanity and toilet are going to remain in their original positions, the vanity needs to be shorter. As it appears from your pictures, there's not enough room between the end of the vanity and the toilet to meet building code

I would consider leaving the vanity where it is but going to 72" versus 78". Put the water softener to the right left of the water heater and make the rest of the previous washer dryer space into your closet area. I would also consider moving the door down closer to the washer dryer area and changing the swing so it swings left instead of right. That would leave room for an even larger shower. You could leave the short end open with right inside the open end and the shower head on the other end. A large glass panel on the long side will help the shower fill even larger and maintain an open feeling. I did this with the shower in my previous home and I loved how easy it was to keep clean and certainly never missed the shower door!

Tracey it is best to have the vanity where it is it may be a little less wider and the linen closet is best placed how I have it in the sketchup layout, which will make the bathroom a lot more functional.
