Layout help

Moving into a new house next week and can't figure out how to maximize the size of the living room. A few issues make it challenging...front door opens into living room, stairs immediately to the left and then there's a big arch way in the middle of opposite wall. Any suggestions?

Would you consider using the dining room as your living room, and vice versa?

Is the photos of the furniture yours?? If not then you have a great room to fill with yours. Take out the arch way to have more of an open lay out. Do not look at other peoples design when buying. Don't look at paint, flooring, or size of room. Look to what you want and can be done!!

Maybe small rectangular table iwith lamp in the space between door and window. Move the tv from current location to othwr corner near dining room. dont hang it on wall. Maybe on a painted or wood console. I f you have two couches, maybe put one couch parellell to the staircase to make a hall between couch and staircase from front door. Another couch parallel to the front wall of the house .

@bpahomes good thought, but probably not. dining room opens rights into kitchen. feel it would be awkward

@mountainhomes. No it's the sellers furniture. I definitely would ideally like to knock down that wall but probably not happening this year

you said you want to "maximize the size of the living room". I think this is key to explore exactly what this means..more seating? fill empty corners? fill with more furniture? I think when you have these answers then layout advice will be more meaningful

I should clarify... This is the sellers furniture so not looking to make modifications with the furniture in pics. We currently have a large 2 cushion rustic leather couch and a single recliner to use so we will need to purchase/add new pieces. Since this is our main living space, I'd like the room to look as large and open as possible and how to establish an "entryway" since the front door opens right into the living room.

Our home is similar only in reverse -- door opens into the living room, the stairs are to the left and we have a big opening into the dining room. You have a window at the end -- we have a fireplace so that wall is not usable. And it is the room we watch television in!

Will you have a tv in the room? I'd try to figure out how to arrange it so the furniture is facing the windows and you're not staring at the stairway like it is arranged now.

I'd probably put something like this to divide the entry (some of these are too wide for your space, but just to show the idea) and either build the tv into it or tuck the tv in behind it, instead of having it on the stairway wall.

I would Float the couch in the room with the back to the stairs.

Put a narrow sofa table behind with interesting arrangements

This will 1) create a conceptual seperate space from the entry. 2) put the focal point in the lvg room vs dng room

put 2 chairs facing the couch

if u can move the tv away from the stairs

that niche by the stairs is good for plants or etigierre ( not much good for anything else)

Great ideas! I like the idea about moving tv to far corner and moving the couch either back to the stairs or far wall...thanks all!
