You need to have a conversation with ARG (architect runner guy). He has an amazing way of solving design dilemmas such as yours.

That is who I was going to suggest, but I wasn't sure how busy he is. Give him a try.

I'm so sorry to hear you're in this predicament. I agree with Mark. Your best bet is to work with an architect. Judging from your idea books it would probably be advisable to get a good interior designer as part of your team. Before you do though, do some soul searching about what went wrong and what you're trying to achieve that you didn't. How did the communication break down? Did you have a part in it?

You can’t have it all in 4500 sf. Start over with someone who gives you more pushback and knows the word “no”.

Sofie, this program should fit fairly easily in 4000 s.f. 4500 would be generous.

It should, if someone isn’t using the additive method of home design where every single thing on the want list gets its own room. And that’s where someone saying NO is needed. That’s the value of a good architect. Beyond just clever space planning. Someone has to exercise restraint.

I agree "no" is a useful word for both architects and clients. There are definitely duplicate rooms in this program. I'm not sure whether they're having a square footage problem or unhappy with the design. Looking at the idea books they've chosen some huge gorgeous spaces. If they want all of these rooms to be like that then they have to cut a few rooms. If the rooms are a reasonable size I think they have enough space.

Good luck with your project. Can Archival Design make the changes for you? They will have the original CAD files and a better understanding of the design.
