We have had good success with acid staining concrete floors (mostly in commercial projects) but it is a good way to add color to a floor and is pretty maintenance free. The industrial look can work in some residential projects but if the ductwork is not in good shape or is installed in a messy manner then perhaps you should consider installing a new ceiling if height allows.

I suggest painting the floors with a good quality paint designed for that purpose. Go to a Sherwin Williams store (or whichever actual paint store you prefer) and ask them what to use on below grade concrete floors.

As far as the ceiling,I was wondering. Could you cover the joists and wiring with fabric? I feel like it needs to be hidden, but that drywall would be more costly than you want. You could work the fabric behind the ducting and staple it to the wood. Is that possible? Hard to tell from this one picture, and it may be a silly idea.

Thank you Norwood! I really like the look of acid stain. I had shied away from the idea of acid staining as I was under the impression that it predominately works best for homes that are not super old due to the reaction with the concrete. Ours was built in 1951 and I believe it was sealed. Would of any of those factors matter when it comes to acid staining?

Hey Carol, thank you! No ideas are silly, I'm at a loss for what to do down there. We do have a Sherwin Williams here (the staff know me well since we bought this home haha). I will go down there and ask them what they recommend. I honestly hadn't given fabric much thought, I'll check out some pictures online to see how it looks.

NO flammable fabric! Drywall is the cheapest non flammable surface that can be applied as a covering. No insulation without drywall covering either.

You need to decide if you want the added value of a “finished” space here, or just a nicely done garage type unfinished space that adds no value.

Hi Sophie, thank you. We are going for the nicely done-unfinished space route because we know we aren't getting the money back. I would like drywall and insulation but it will supersede our budget. Thank you for the heads up on the fabric.

Then go super cheap on everything. Either VCT, sheet vinyl, or DIY epoxy concrete paint. Depends on your skill level. VCT has been used for years because it’s cheap, durable, and easy.

For the ceiling, don’t do anything. Let that be something the next owner decides to change.

Add some storage shelves and call it good.

Spend on soft rug ! and enough lighting. I wouldn't think you'd have to paint your ceiling's things...

Ryan Duebber Architect: Both should be easy to maintain. The paint will not rub off if you get the correct paint. Go to local paint store for recommendation and discuss how to prep your floor/ slab. You want to make sure the paint/ stain penetrates and grabs into concrete pours. If there is any concern with moisture i would not recommend an epoxy finish which may bubble due to moisture trying to get through surface.

Steve Livingston: The color was added later as a stain and then
the entire floor was finished with a sealer with a silk / semi gloss finish. You could probably try this yourself, but isn't expensive to have done professionally.

Minimal care. Just clean and re-apply a sealer once a year.

Wow, thank you for all the responses! You all far exceeded my expectations with recommendations. We are going to take them all into consideration.
