Flooring Choice for Flip

What would you prefer...adobe brick 2000 square foot home will have carpeting in bedrooms, tile in bathrooms, but remainder of house (living area, family room, kitchen, entry, hallway) could either have engineered hardwood (warm tone to bring out the color in the brick) OR 16x16 warm toned porcelain tile (wood look tile is NOT possible). Wood or tile?

I'd like to see a photo of the spaces for the best suggestion. Nearby flooring makes a big difference in suggestions. What is your climate and lifestyle of potential buyers?

I prefer wood as it is more forgiving when breakable things fall on it. Too easy to shatter your favorite vase on porcelain. Also, as a physical therapist, porcelain is more slippery--fall risk is higher.

Ask your Realtor what buyers in this price point are looking for in houses. There is no way to answer your question without knowing your local market and buyer pool.

depends on location (climate) and local market. you should know the answers to these questions from analyzing comps.
