Bathroom and Closet Help

Hi Guys,

We are going to be adding on to out home and here is a floor-plan I have come up with and I was wondering if the design is functional and if it will workout and if there is anything that we should change.

Thanks

Most people will slam you for making the closet only accessible via the bathroom. What is the room at the bottom of the plan?

The room on the bottom is another bedroom, and we want a master bedroom but I could not find anywhere more conveniently to place the closet.

There is no way to walk into the bathroom with enough room. I'm thinking how many times I'd bang my hip on the counter as I walk into the bathroom.

How wide is the double sink?

The closet only has room for hanging along the back. Your width as you walk in is only 4'. You need 2' for hanging space which leaves you not enough room for walking.

If that's a master closet for more than 1 person, it's woefully inadequate.

I think more problematic is that the closet is only 4' wide in one direct and 3'6" in the other - below is the closet, with 2' in orange (width of clothes on hangers) - there is very little space to walk (the blue area is the corner which is not going to be easily accessible + not sure what the grey rectangle in the other corner is?)

What part of this is new / can be changed?

    Hi, cpartist

The sink is going to be 48 inches, and then do you think the wall that the door for the bathroom is on should be a regular 90° wall? And I will see if we will be able to make the width of the addition 15' so then the closet could be 5 feet and then we could use the the long wall as hanging space.

    Hi damiarain,

All of this is going to be new, it is just to get an idea and try to fix it before we actually start constructing. The grey rectangle is going to be built in shelves for shoes and what nots. And if we can manage to change the overall width of the addition to 15 feet we could be able to make the closet 5 feet. I was also thinking of only using the wall beside the closet door for hanging having about half double rod and the other half one rod.

A 48" double sink is too small. 60" is really the minimum. Make it a single sink with extra storage.

then do you think the wall that the door for the bathroom is on should be a regular 90° wall?

    Yes.

Can you post not only the bathroom but the surrounding rooms with the space you are planning to add?

The red is what is being added

You could do something like this, to have a useful closet:

But, if having 2 sinks is what you really want, then here is an option, with a reach in closet, two vanities, and a linen closet. Still, this bathroom is very comfortable at 6' wide:

I love the closet in the second bedroom. Out of the way leaving lots of wall space for furniture. Nice.

Consider that you can't get to the closet if your partner is using the toilet. I generally prefer closet first, then bathroom. Gives sound insulation plus better access.

Adding two beds and a master bath is a great addition. Good choice.

    Hello Naf_Naf,
Thank you for the advice I definitely like the first bathroom style!

I think the 2nd will actually give you more space for hanging clothes. One other thought is to put the reach in closets in the bedroom and not the bathroom.

I also like the way the closet door is on the entry side in the second closet. However the dimensions of 3'6" wide and 3' deep are really, really small. What you are showing is a reach in closet with slightly more depth and the hanging room is only along that back wall. If it is a guest room, no problem. If it is for an office, that closet would be fine too. If it is for a full time child or adult, it is probably not large enough unless you do additional storage in the room.

As to the original plan, I agree that the closet in your present plan is not functional at all (too small, but tons of wasted space). The plan by naf_naf works, but I like the second one better with the reach in closet. You can get tons of storage in a reach in if planned properly. See this insp pic for a reach in below as an example. The key is to plan for the clothes and storage space you need.

I was thinking of something along the same lines as cpartist but lack the ability to draw it up :-). If it were me, I would like having that additional buffer between master bedroom and great room, both for sound and for psychological distance.
