What should I do with these walls?!? (and ceiling)

Hi!


I am renovating my house. It has this old, not so nice, lightly painted wood in the stairwell.


I have tried to strip it, but was not very successful and those chemicals scare me a bit....and it is a large area.


I tried sanding a spot as well.....that wasn't great either as you can still see some residual paint discoloration (dark vs. light areas of wood) and getting an even sanding on walls and ceiling may be REALLY difficult.


So my options are:

1) maybe paint it in a new color (or white)

2) remove and drywall over

3) Just drywall right over it

4) any other ideas??
