Concept Drawing - Need input please

We are currently working with a draftsman to draw up a prelim. I love the general layout of our design but limited on space. I love the idea of having access to the master closet without having to trek through the bathroom to get there. The secondary access is off the foyer and can serve a dual purpose of a guest coat closet but concerned this would bee too strange or future buyers would be turned off by this. Have you seen homes with this before? Please ignore the master bedroom measurements. I have extended the length. Just a general layout. What I like may not be what future buyers would like and would want to build with future buyers in mind. Would love to hear opinions.

I am your guest. I walk in your front door. All the plumbing is to my left? Is the open space a coat closet?

I'd create a separate coat closet for guests as I would not want to share my master closet. I'd rework that layout to access my closet and then reach the bathroom - I personally don't like to walk through a closet bathroom to get to a closet.

For that bathroom near the kitchen, why is a door there to access the toilet and tub - I'd get rid of that. That room with the second fireplace is that a family room? Florida Room?

Shirlpp Yes the second fireplace is outside in the screened room. Below is of what the original draft started as but felt the 15 x 15 master bedroom would be too small. So trying to get the same basic layout without adding more SQ FT by pushing the master bath more forward and keeping a secondary access

    . Hope this makes sense.

Same square footage but an alternate layout. The closet access is off the foyer with a small access hall. Just trying to figure out how to add more into the master bedroom without adding more heated space.

The entry closet is better. Future buyers can always close off the master closet from the hall - if needed. It's nice that the master bedroom is away from the other bedrooms.

I agree the first layout worked much better. You can accomplish a layout like this with a 15x15 bedroom....I don’t think it’s too small

And a small tweak I’d make on the plan is to move the master bathroom door from the bedroom from where it’s currently shown to the small vestibule off the main door to the space. It gives a clean uninterrupted wall in the bedroom which will make the room feel bigger and will give a better sense of privacy when one is using the bath and the other is in the bedroom. This goes for either plan but I still endorse the original.

Dump the draftsman. Hire an architect.

Draftsman draw designs tthey do not design , get an architect this needs work. Of course you need to go through the bathroom to get to the closet unless you plan on getting out of bed and walking out of the bedroom to get to the closet, really not a good idea in that space. There are many things that need to be addressed in this plan .

Thanks all. We plan on speaking to several builders now that we know what SQ footage we are aiming for. He/she will be able to point us to an architect hopefully to get the plan that works. Appreciate everyone's input.
