It is not a wonder, an uncle grew avocados commercially in East Palo Alto from the late 50’s to 1997.

He retired, sold his property to a developer.

I wish I had seen that. I know my aunt had a large tree in that she sold the fruits of in Oakland. Even the local market bought from her.
