If this is the only bath in the house, you might eliminate some future buyers by removing the bathing option in the tub. Perhaps a better question is whether you should worry about that. As a general rule, because baths tend to be small areas, I would opt for putting in the item that takes the least space (i.e., avoids making the space both appear and function inelegantly) as long as it was preferable for YOUR needs.
