bathroom layout help needed

Hi,
I am trying to figure out what to do with my current bathroom layout. It is in the process of being completely gutted down to floor joists, studs, and new plumbing will be going in along with electrical. Currently there is a half bath off of the master with a pocket door and the main bathroom right next to it. I am trying to figure out whether it would be better to keep two small bathrooms or to make one large bathroom. I was trying to figure out how to arrange the fixtures in both scenarios but the window/door placement was tricky. I was also contemplating having the 2nd bedroom closet cut into the bathroom footprint to increase the 2nd bedroom size as it is also small. Anyone have any ideas to allow the cutout for the bedroom closet and then some sort of 1or2 bath layout solution? At this point I'm fairly flexible whether single/double vanity, but it would be nice to have a separate tub from shower.

Hire a Kitchen and bath designer. Which you should have done 6 months ago. Now you’ve got 6 months of planning ahead of you with no bathrooms.

To me, this layout would meet your goals without having to sacrifice a bathroom. Basically you would mirror this layout for each bathroom. So the tub (narrow width) would go under the window and then you extend the tile out from that to create the shower area with fixed glass panel, then toilet, then vanity. If you are doing the work yourself, just make sure you are following the building codes in your area for minimum clearances, etc. which is really important for resale.

Patricia it had to be gutted due to black mold over taking the house. When the storm damage happened State Farm was amazing, paid out same day and it was mitigated to prevent Rot and mold as I had about 4-12" of water in various rooms in the house. wasn't until the mortgage company (Pennymac) decided to refuse to issue the insurance funds to allow the rebuild. they've stolen money from thousands like this, I wish they hadn't bought my mortgage from USAA. But I definitely agree, had I actually been living here currently I definitely wouldn't have demoed without a plan.

Sophie, if I had control of the money, or had any of the funds I would've hired one six months ago. I've had to pay nearly $40k out of pocket just to get an exterior on the home for winter. So funds are a bit dry as you could imagine which is why I came here.

    Thank you Nancy.

Patricia, these are the only two currently. Down the road I will most likely add one in the basement.

I also think 2 baths are better than 1.

If you'd be taking away what is the only other bath on the main floor, I would leave it at 2. And since this is the only tub on the main floor, I would definitely leave it. Down the road may never come. And I'm so sorry to hear about your problems with the mortgage company. I hope you have legal representation to pursue the matter.

Hiring a K&B designer is not as expensive as you assume. If you are doing vanities, then the cost of the designer can be folded into that in a lot of places.
