I am sorry, but a new granite look laminate countertop is not that expensive and neither is paint. But in the next comment you state you are going to buy new appliances? Is this post a joke? You need to be discussing this with the Realtor who will be listing because your priorities are out of kilter. The best advise .....get with your Realtor, hire a professional stager and neutralize the space. Green paint with hideous blue countertops that you are unwilling to address makes ZERO sense.

I appreciate everyone's candid comments. I wish it were a joke. The sink and stovetop must be replaced, and the only ones that will be. In a quandary because we need to update with a very limited budget. Not easy to incorporate new into the old. No realtor. Any more ideas are appreciated.

I would neutralize the wall color, take down the scalloped wood work over the sink, declutter the counters and I agree new hardware would go a long way! Maybe consider removing the ceiling fan as well.

And I think a stainless sink would be great.

Definitely paint the walls. The green doesn’t match the blue. I would leave everything else the same.

Remove the ceiling fan and the window scallop. Paint the walls above the countertop to match the floor tiles, Big Box store for grout "paint', SS sink. Don't change the handles unless you also change the hinges. The holidays are past - pack up everything (platters, all those mixing bowls, all the plastic odds & ends) that you don't use every week, this will allow you cabinet room for all the counter clutter. Change any incandescent bulbs to LED's with a "whiter" light. It appears to be a well-kept kitchen. Don't worry, if it's priced right, it will sell.

Try looking at Zillow to see what homes in your neighborhood are asking - keep in mind what they are asking is not necessarily what they will get. Asking a realtor is a good idea, but keep in mind they may tell you to do things because they don't have to pay for it and they want to sell your house for the highest commission they can get.

If the stovetop or sink do not function, then you will need to replace. However, both the sink and the stovetop fit into your counter because of the way it was cut. You may be able to find replacements that fit the same dimensions or not. If you must do a simple update to sell, get new laminate counters in a neutral color or design, stainless sink and new stovetop. The problem with putting a new sink and stove top in the present counters is that they will get thrown in the dumpster when the buyer redoes the kitchen their way. The blue counters are not a total turn off - I had them myself and they look nice with oak - but would have wider appeal if they were painted with a soft cream wall color.

Sometimes people get the idea from HGTV that if they put money into their home before selling it, they will get it back and maybe more. This is usually not true. Your home will sell faster if there are no necessary repairs needed and the kitchen looks livable and workable and the price reflects the reality that this is not a new kitchen - even with a new stovetop - even with new counters, sink and stovetop.

Your kitchen has a nice layout. It appears the cabinets are in good shape. Change the green to cream and work on the little things that have been pointed out as well as clean and make repairs if needed, and you are good to go.

Choose a stainless single bowl sink with small radius corners to get a current look. Get new pulls.

I agree w/ CRenee. Remove scallop, ceiling fan, counter clutter & add new hardware & paint. Cannot really tell, but the kitchen table looks big in that space. Can you remove or do smaller table?

Maybe an updated roman shade or faux wood blinds from Lowe's or H.D. for kitchen window.

I would lose the ceiling fan,it will make the space look bigger. Remove the scallop over the sink and paint out the green. I'd consider a neutral white or the palest version of your countertop on the walls. Also nearly white. Drop in the new sink & faucet and call it a day. No new backsplash,no new knobs. Clean,clean,clean. Make sure you have no more than three items on the counters when showing the place. That includes your small appliances. Try to thin out the contents of your upper cabinets. Yes,people peek.

Rochelle, my oak cabinets are like yours in color and layout. I even have the scallop piece over the sink.The only difference is mine have the spindle rail along the top and I have an off-white laminate top.

Honestly, I like the lookof my cabinets but those grooved areas are a pain. Every bit of dirt and grease settles in there. That's the main reason I want them refinished. The top cabs are in great condition but the bottom ones have some minor scratches and dents.

If I planned to sell in the near future, I would put in a SS sink and SS appliances and change the lighting...mine is track lighting. My kitchen paint color is BM pashimina and I like it with the cabinets. It's a gray and looks taupe in my kitchen.

You can purchase Wilsonart laminate sheets to go over the countertop and get someone to do it from Lowe’s and the cost of materials is under $150. And yes change out the hardware to something a bit more modern. That blue counter will be a bigger turn off to buyers and you will loose more money on lower offers than you will spend addressing it IMO.

Just paint the walls a very light neutral, clean and de-clutter everything. I wouldn’t spend to replace hardware as this kitchen will very likely be changed right away by new buyers unfortunately.

One day I’ll learn how to do this better, but I think you get the idea. Using white paint, perhaps a tad creamier than I chose for this, you can see how your kitchen would look without the green. And someone suggested removing extras on the counter. Much easier for a potential buyer to see just what’s there. Good luck with the house sale!

It looks like I’ll be painting for sure, The kitchen wall runs down the hallway so have to coordinate with silver fox wainscoting in the hall., etc. Not sure about counters yet. And the clutter will definitely be removed before listing.
