Fireplace improvement

I was thinking of painting the fireplace mantle white, but not sure if I should replace the tile also, and with what. I don't want to spend a lot, I could paint the mantle myself and the tile could be installed by a friend who does this for a living..

Very nice room. White or a dark slate would be nice. First, I would either move your tv farther into the corner or to the right of the fireplace. There is no point in changing the fireplace if it will will be covered by the tv.

There's no problem with the fireplace. You could make it far more appealing without going to all that trouble by finding somel art to put over it that works with your brown sofas and gray walls. Here's a mix of modern and representational art.

The big TV is the problem, not the fireplace, and more easily changed. Would you consider getting a smaller one or moving it elsewhere in the room? Please provide photos of the room from all four corners. Often, posters come up with layout ideas you might not have considered. The fireplace is actually nice--a natural element and contrast in the room. Otherwise, you'll wind up with a white trimmed fireplace, new tiles, but a room dominated by a huge black TV and oversized dark sofas. Send more pictures.

The fireplace hearth is 32x36''. I plan on adding drapes and some art above the fireplace, but we are also thinking of selling in a year or two, so I was thinking how the room would look better without the furniture for instance. Here are some pictures of the room.

Here's something worth considering--shelves in the same wood as the fireplace with a TV hung below and similar shelves on the other side. Then you have a nice wall to look at with features that make the TV less prominent and the fireplace the way it is now.

TV and furniture are too large for the room. Try TV on the wall opposite FP, sofa in front of windows and loveseat and chair together opposite windows. Paint the mantle white

Yes, paint the fireplace mantle white to match the window trim. Maybe look for a porcelain tile that looks like this herringbone below, maybe slightly bigger tiles than the inspiration photo. The plain white square tile reminds me of my 1990s bathroom tile.

Is this a living room or family room/loft space? When you get ready to sell, I would either show the space with just your main sofa for seating or have it staged with a sleeker, less bulky sofa and chair to make the space look bigger. No big TV for selling. If it is a gameroom, maybe the sofa and the single chair so that there is plenty of room to walk around.

This is a good room for a sofa with a chaise on the end. You probably need a smaller three seater.

I looked closely at the tile around the heart and it looks like it was placed before the mantle. How hard is to retile it? Do I have to take down the mantle?
