The door sweep at the bottom of picture number #2 looks odd. If it is damaged, fix that. (I notice things and wouldn't even make it in the door.) I like the red doors and black trim. It is a shame the satellite dishes are in the front of the building.

If the sign out front is paintable, maybe change the royal blue to black. It is probably easier than painting all the shutters and trim.

In picture #3, are those front or back doors? If they are fronts, paint them the same red as #1.

Go to a small garden center and have them help you plan your front garden beds. They'll pick the appropriate plants for your zone, suggest placement, and the right mix of flowering, shrubs, and groundcover. Seriously, they want to sell plants so they usually offer this service for a minimum charge. What you're looking for isn't too complicated. Do curved beds for contrast since you have such a long, straight fontage. Good luck!

Remove the shutters and paint the doors black. Work on foundation plantings as suggested above

This is not a bad looking building at all!

Landscaping definitely will make the best difference. The door and shutter colors are classic. Not exciting, but safe. Upgrading the shutters to beefier, wider ones might be worth looking into.

What if you paint the doors a cool, current color like teal or yellow?

No shutters, paint the downspouts to match the brick, landscaping. Sorry to say, you cannot "do" anything about the satellite dishes, Federal law prohibits "restricting" them. Please remember that this building is an investment...it's not your home, so spend your dollars wisely. No photo of your sign but, I suggest adding a "hanger" to it reading "Newly Remodeled".

With a limited budget: leave the light fixtures as is. They look sturdier than cheap replacements would be. Do replace the light bulbs with warm white LED bulbs, all the same wattage, at each door. $5 each. Repaint the thresholds with the best quality semi-gloss paint that will last the longest. Gray or black is fine, they may have to be repainted every year.

The biggest improvement would come from restaining the back porch railings that have gotten worn to bare wood. Then pressure wash the back parking area. Replace the light bulbs in the back with the same kind as in the front. It will look professionally maintained when they are all the same. Replace them all when the first one burns out (army technique).

Tenants like good lighting in parking areas for security. Adding some solar, motion-activated lights on the staircases would be appreciated by tenants and your insurance company.

Paint the inside support for the sign white too, to make it look finished.

I would keep the red doors for sure. They look great. Yes, landscaping is key to making these places look wonderful. I would power wash the rails/decking in the rear. That might be all it needs. If not, it must be stained/painted yo make it look presentable.

Are you legally required to have a sign at all? If you can lose it, lose it once the place is rented out. Otherwise fix it up a tad like TQ suggests until you can get a nice one like Housegal posted.

Since you can't change the sign colour, what about a pretty navy blue for the doors? It's a classic colour (not unlike red) that will never go out of style and it would be more cohesive with the sign.
