I got sidetracked with the windows. Everything is tickling my fancy greenfish. I like the all glass arched door you posted and I like the grover's two-door examples. I'm wondering if I do two larger doors if one will hit the stairs. Also with your door, I like the modern stairways with glass, but wondering how it is to keep them clean.

Suzy what does the window layout look like in the master? Can you do maybe the double hung ones on the side and keep the Center ones solid pane? Yes they wouldn’t be able to be opened but would that still work if you could open others in the room? This way you could get air flow and still see the view unobstructed. Another option would be the type of window where the upper 3/4 is a single pane and the bottom 1/4 slides open. We had these in our CA home. They were great because we had a view of the entire valley we didn’t want to obstruct. Let me see if i can find a picture.

Flo - I was born in Baton Rouge and have spent a lot of time in the LA and TX. Nicer homes there are built much more solidly and out of bricks rather than CA stucco and vinyl. And the price difference kills me. Regional issues like hurricanes and earthquakes I guess. I love the stately southern homes and nidnay's new build is awesome. Her finishes would be expensive everywhere, but the price to build and the land here is ridiculous.

Hi nidnay - Yes I've replaced two bay windows, the big one over the stove, big slider, three in the nook and two more doubles in the family room all vinyl.

They are Milgard, but thinking of Renewal by Anderson for the rest.

So here is where I say, if you are thinking you will eventually hire an architect? Do it now. I think part double hung part whatever wouldn't fly. Anyway double hung is the opposite of modern: get the crank out windows. Or is there a reason (deck space?) you can't?

vinyl windows are not a regional thing. They can be found in abundance everywhere. But I never see a house that I admire with them, maybe because I mostly admire antiques and they are just gross gross gross on old houses. If they were big and wide and without fake panes ("lites") and not double hung and against white trim I probably wouldn't notice them. That is why I suggest black (my own windows are white) it isn't a trend thing, it is a disguise the glaring white plastic thing, plus it does have a nice modern edge to it: imagine this door in white vinyl v black vinyl (obviously it isn't vinyl at all). Black (or ecru) also goes better with your lovely stone work.

re: stairs, are you saying that of the modern railings you like the glass ones? I posted mostly wire with no glass which is why I ask. I love the wire, have to agree glass might be onerous.

Does salty ocean air wreck aluminum and wood windows?

I think you can paint them if you use the right primer. The new vinyl ones have a thicker frame and smaller glass than the old aluminum ones.

Salty air wrecks everything LOL! Humidity wreaks havoc on wood windows. In our custom home we opted for “upgrading” to wood windows. We couldn’t open half of them. Never again!

I just got a posting that suzyq53 posted 18 hours ago. Something isn't working right...again. Salt air is a challenge. We are almost 60 miles inland from the coast and we still get salt damage on exterior metals! Amazing. We had a seaside place with Aluminum windows and they were horrible too! Stainless steel is best, but who can afford that! Good luck. I think you know what you have to do. I thought we had too many windows! We have 40 in the whole house! Two stories. Man, you have a challenge for sure. Vinyl seems your best choice really. And it is consistent with area.

Suzyq....I think you’ll be fine with vinyl. The replacements you did look good (not tacky and cheap like some others I’ve seen....ha including my own!). I would just consider doing casements where you have the double hungs if you plan on going more contemporary with the exterior in the future. How do you like the vinyl windows you recently installed? If you didn’t know they were vinyl, and were told they were aluminum, would you like them?

nidnay - I can tell the difference because the vinyl frame is wider than aluminum ones so the glass area is a little smaller. Its worse on the bay windows because they are really three window so side by side thicker frames.

The aluminum windows that need replacing have white frames too.

Does the look really bother you? It’s such a big investment...you would hate to do the entire house with windows that you really dislike (even though that’s exactly what I did!). I did have my trim guy cover up the interior vinyl parts of my kitchen windows and transoms (they are stationary and don’t open). Somehow, on the nonoperational windows the vinyl was more glaring and in your face, and standing at the kitchen sink, I would have to look at them ALL the time, so I had him completely cover the vinyl and trim them out (see pic). Of course, that doesn’t help on the outside.

They do make some vinyls with thinner frames.

I think the windows fit the home. I also think the home looks like one of those homes built out of shipping containers. But that’s just me i like a more traditional home style.

I like it. Looks small though. Be on market here for under $600k. Of course, I don’t know the level of interior finishes and of course location, location. Windows in black or deep bronze look perfect on this home. Very nice.

I just looked up the home you pictured Suzy. 2900 square foot 4 bedroom 3.5 bath. One thing to keep in mind about it, is that its new construction. Im assuming someone did a tear down and built new and is flipping. The interior finishes are nice.

Replace doors with spectacular glass and metal doors. Add large ,round table with floral arrangement or statue in center of the room. Replace chandelier, perhaps very dramatic round rug with lots of color under the table. Have fun...gorgeous space

Not only am I too short to live in CA., but I’m also too poor.

Black framed windows are far more "on trend". White tends to "advance" and black tends to "recede", so visually black works better for window frames. However, black has problematic thermal properties (absorbs heat), so I guess that's why white is common. I have lived with white vinyl window frames for 18 years and I consider them to be the ugliest architectural element of my home.

Looking again it looks like they put in Ikea cabinets and spruced them up with some nice quartz features like a waterfall island. So maybe they opted for nicer windows because they saved on their cabinets LOL! Also note there is really only one window per room in that house! Last you can't really compare your home to this IMO. The styles are completely different this one is uber modern.

Nidnay of your house was there it would go for a minimum of $10 million.

Suzyq, I just discovered your old DD this evening and read all through it. ( I just started doing Houzz this past Spring, but had never seen your thread. ) I feel like I’ve gotten to “know you “ a little since then, so I’m wondering - where are you with your entry now ? You have done great things with your house so far. What a huge undertaking ! — Sending a few inspiration pics. I think your staircase would be beautiful in a driftwood color with white like below.

Also, I saw this front door from a company in San Diego . Maybe in a lighter color something like this would work for your aesthetic .

No real progress with the entry. We refinished the outside of the door for now. Before and after below. A little better. We're getting more new windows installed after the first of the year.
