Light fixture suggestions?

I would like to see a simple lantern. This is a little too busy and the scale is off but it will give you an idea of the look.

Does the saltillo tile go with the exterior of the house? Do you have $15-20K to have all of it removed and then to add hardwood? If it is in good shape and no broken tiles, I would leave it. It is quite unique in a good way. Seems kinda....silly.

Love the tile and love your light fixture. I would lower the light though. Do you realize how much that tile cost to install? Its classic southwest character. Might not be a big selling point in other locations. Keep it and don't worry about resale.

Houzz has a fun sketch tool. You go to "Your Houzz", hover over it and scroll down and click "Create a new sketch". Then you can drag a photo of your room to the tool and shop for items that automatically insert in your photo. That's where I found the lantern. Not sure if the one in the photo is the right size for your space but here is a link. I have never purchased anything from Houzz so I can't comment on their service.

In a word? No. Leave it alone : ) Don't do a darn thing. Get a new light, splurge a bit, lower it............a nice piece of art over on that piano wall.. The house feels peacefully California......

That is really beautiful saltillo tile, and adds so much character to your home. I just don't understand why anyone would want to spend so much money just to make a home palatable to "buyers." If you're going to spend thousands of dollars to add to resale value, concentrate on updating your systems, roofing, etc., and presenting a thoroughly clean, uncluttered home (which yours looks just fine). Doing any decorative changes is like rolling the dice--you never know what will appeal to potential buyers, so it can be a waste of money.

I think the tile is lovely. The only consideration I would add--and only if you are selling in a tough market--would be to remove the tile baseboards, (at least in main rooms) and replace with a more traditional 5" moulding. As a potential buyer, who loves Saltillo tile, I would still think I had that to do.

@Chocolatesnap. Um no. Cheap garbage white trim right up against that tile would only make the floor pop more. Its pretty neutral now and it should stay that way.

Above? Could you please stop relentlessly referring to all white trim as 'cheap garbage"?

People like white trim for a host of reasons. most being its neutrality and ability to set off paint color, and to also unify those wall colors. Thanks

There is alot of this tile in the house and i think removing the tile on vertical areas might help? For example, in the photo with the olive tree we had the mantel of the dividing wall stuccoed and painted as it was tiled also
We did the sane ti the living room fireplace and it helped

People will either love the saltillo or they won't. I don't think a baseboard change is going sway the mind of someone who is not interested because of the tile.

Every inch seems appropriate to the house, inclusive of radius at wall. Leave well enough alone and don't hack and destroy it for a future soul when another soul will love it AS IS

You don't know what color or type of floor buyers might want. Let them do it themselves.

@JAN, I refer to it that way cause its true. Last year I remodeled my entry. Removing wood paneling. There was no trim cause paneling had that plastic stuff. I had to make custom wood trim to match the rest of the house. It cost roughly $800 just for the material. A lot of it, I found usable pieces in the scrap bin. I found the most expensive white trim I could find and it would have only been $150 max. Cause its made out of cheap pine or MDF.

So there is your reason why people like white trim. It brightens a room? Last I checked, there is a hell of a lot more square footage of wall space then liner feet of trim. Contractors love white trim cause it leaves a huge margin for profit, and its a lot easier to cover up mistakes. Its doesn't take any skilled craftsmanship to do white trim.

So I say its cheap crap cause it in fact IS.
