My nephew purchased a house that will be gutted. An area of the house is designated to be a laundry, full bath and mudroom. The interior measurements he has to work with are 17' x 9" by 7' X 9".

This area can be divided any way to provide the three requirements. The long wall is an outside wall with 2 x 4 construction. Preferably, the bath (which is the main bath for the house) will have at least one window and a door into the hall and also the mud/laundry room (barn or pocket door is fine).

The mudroom will have a door coming in from the patio, door into full bath, and an opening into the hall. I've drawn up preliminary plans for him and am not sure I'm making the best use of space. My other concern is plumbing on outside walls as we have cold winters.
