Interior Flagstone Advice

We recently purchased a home with a lot of interior flagstone. We are debating on removing it (it's pretty thick and covers a lot of ground) or trying to clean it (it's very dirty and has a thick clear coat). We would appreciate any suggestions as we try to modernize this home? Thanks!

If it's heavily soiled and you want to clean, I recommend Klenz All by Stone Tech sealers. This is a heavy duty cleaner which may require gloves and goggles during cleaning. For every day cleaning, a cap full of Dawn dish soap and warm water.

Flagstone is fairly thick, could be 3/4" or so. I would suspect they did a mud bed under it. Once torn out it could drop the floor a few inches. Total depth is unknown until someone decides to get their hands dirty and actually tear it out.

call in a stone restoration expert and have them strip and clean it. (if it's shiny, there is a topcoat sealer on it, and the grout too. It will need a special product to strip it since it's prob yellowed by now)

ask them for a matte sealer after it's cleaned. it will look way better once it's redone.

Or, jackhammer it all out and redo w/something else.

Love the Floors. The front doors however...

The front doors definitely have to go! Thank you all for your feedback.

I love the floors too. They will look great once you have a company clean the grout and do some restoration of the finish. You need to find a good company though. Don't skimp, cause with the kind of expertise needed for this job, you get what you pay for. The floors will look fabulous. People would kill for those floors cause to install them nowadays would cost an absolute fortune.

The floors do “go” with the house...I would try cleaning.

Yes, please try to save them. They are awesome.

Thanks for your feedback. Parts of the stone seems to be loose and the mortar is cracked. Likely typical Oklahoma slab damage. We aren't sure how well someone would be able to match the grout/mortar used. Any thoughts on this?

old farm,,they can reset the stone,,as for the grout,,hopefully after it's cleaned, they can try and match it,,,,maybe take some other out and try to blend in the new stuff. hire an expert. it will be worth the expense. and if someone says they can make it look like new for $250,,,run away. you want an expert,,not someone from Home Depot.

Congrats on the beautiful new to you home! You have gotten some good advice so I will just say how much I love this floor! Hoping you find the right pro to help you bring it back to its original glory and that you post the update.

Love the stone, don’t like the gloss finish. If you can get stone back to bare (maybe it needs wire-brush scrubbing), check out a non gloss penetrating sealer.

The floor is fabulous. People would give their first born for floors like that. You got great advice.

That flagstone is stunning. I agree with all the above. And no one has mentioned the wood ceilings - they are awesome. I am also picturing a luxury rug or rugs scattered around.

As far as the grout, try #09 Natural Gray from Custom Building Product. This product can be purchased in standard 25lb bags and the not so standard 50lb bags (this grout color is also used with Saltillo tiles, hence the larger bag availability)
