Bathroom location

last modified: 8 years ago

Here is a design I started with and I have done the framing and it is my first time taking on such a project. It is an "open floor plan". There are no walls in the middle. What you see in the middle is beams joining in the middle forming a "T". My realtor tells me it is better to not have a half bath than have it where I have it now. What do you think?

He or she is correct. I would remove the breakfast nook and have one eating area only. Seems a waste of space the way you have designed it. Put the half bath near the laundry area. Door should open onto laundry room, not kitchen or livingroom.

Do you want to be sitting in your living room listening to someone going to the bathroom.

    Your realtor is 100% correct.

I would also turn the area where you have the powder room into a closet.

The current placement of the half-bath is an example of practical obsolescence.

If you're a hermit who never has any visitors (or the Unabomber), it might be okay.

Nobody is going to use it because nobody wants to be seen going in and out of a bathroom nor do they want to risk being heard while they are in there. Embarrassing.

Do you need a back door out to the yard.

I would close off laundry room and make it a combined laundry/half-bath. The current planned half bath can be a nicely sized walk in front closet, broom closet, etc.

No one will feel comfortable walking into, using, and walking out of current planned location of half bath when they are visiting. Moving it to laundry and closing it off adds privacy, and sound reduction for the laundry.

I love open floor plans, but open floor plans don’t mean eschewing walls altogether where they would be very suitable!

After reading everybody's constructive comments here is what I feel is better. I also added the concrete patio I will build.

Still need your ideas or comments. Thank you all!

Much better. Will you make that a storage area - next to bathroom. Also bathroom easily accessible from outside. You probably need to include that closet t the front

    door (as suggested above).

That is a good idea. I will have a small closet area for guest's coats and shoes behind the front door

I would make a much larger closet on the wall you face as you come in the front door. There is a lot of wasted space there.

You are getting closer. Definitely put a large closet on the wall opposite the front door. That’s an awkward space between the powder room and the back wall. I’d slide the powder room to the back wall. Can you move that window? If not, move it down as far as the window. Put a sink/vanity on the back wall and have the toilet face it. Use the space you gained to put a bench/coat rack or open locker for coats opposite the laundry. You could instead build a pantry in that space. I’m a little concerned with the clearance between your refrigerator and the laundry closet. You might also want to play with seating at the island since you eliminated the breakfast nook. Just be very careful to have enough room around the dining room table. Good Luck!
