Do you want 4 bedrooms? Or is 3 bedrooms along with a large walk-in shower and master closet what you want?

Have you seen an elevation drawing of the addition? The window placement may be guided by that (also, the bathrooms are small enough, I'm not sure where else the window would go other than near the toilet)

Seems like that needs to be decided. If you stay the 4 bedroom route, I would think about something more along these lines:

- Room 203 is the master, with attached bathroom and walk in closet

- Room 206 is very shallow at only 9'3" - could the space be expanded by having a 1-2 foot overhang (or make the garage deeper/wider)?

Thanks! I appreciate your insight. 4 bedrooms would be nice but not at the expense of the master suite. I think looking at it, we should stick with the original 3 bedrooms and my 2 girls can share. I want the large walk-in closet and shower. The windows are weird to me because I thought they should be in the space between the toilet and sink. We haven't seen any other views, but it's definitely something I'll have to follow up on.

I don't think we can cantilever it. One of the problems with the variance is the house sits at 38 feet from the road on that corner so we can't go forward. The garage is being set back a few feet so we won't have to try for a variance again. I'm not sure how it works if you only want to go forward in the second floor.

Yes I think he was, but if we are taking the roof off and putting full size walls, will moving windows be a big extra cost? Right now they are in a wall that is 5 feet tall, the windows less than 3 feet tall.
