Porches are not built as habitable spaces. It will need to be rebuilt to current code compliant habitable space standards. That may mean a new foundation. It will definitely mean meeting insulation, glazing, electrical, and hvac requirements. If you are prepared for the realistic expense of all of that, then contact a good architect to explore options with you.

Hi Benjesbride - I don't have an as-is drawing. If you can visualize, the left side of the house is as is in the images above. The porch as-is is the lower right part of the drawings and the current entrance to the house is on the middle of the right, across from the stairs (with a closet by the entrance).

Sophie - thanks, understood. We've worked with an architect who provided the above drawings, but we don't love them. We know there will be an investment associated with the work. Our overall goal is to get more "liveable" space in the house that flows and isn't fragmented.

So is the red line the front of the the house and the blue box is existing front porch? I'm still confused.

Sorry! The front of the house is the bottom of the picture. The red line is the side of the house. The blue box is existing porch.

Is this red area a basement stair or a closet?

What are the dimensions of your kitchen?

Is this area on the table to construct as an office/den/TV room? it seems like a better location with the kitchen-dining-family room across the back of the house.

What don't you love about the 3 options he presented? You may have to expand your scope of work to achieve the end goal that you have in mind. If you have a use for a home office, given the options I prefer option #3. It keeps the powder room close to the main living areas. I understand it feels 'remote' but if it is indeed an office, that is usually a plus.

It looks like you are trying to keep the existing walls - ie: the side wall between the living room and porch. Without talking to you I'm guessing that you are looking to remove some of these interior walls to get a more open flowing space. Which of course means more work and more money.

I took option # 2 and eliminating some existing exterior walls - this is obv a bigger renovation - but just not sure what you are looking for - so some food for thought.

I would probably move the powder room door the the living room side however and rearrange the fixtures - and not have that wasted space in front of the closet.

Benjesbride - unfortunately not because that would require a full addition. We were hoping to avoid that but may not be able to (I’d rather wait to save fir what we ultimately want than rush to do something now)

Barnes custom builders - thanks. We have an office upstairs so don’t need one downstairs. What are dimensions of the office in your drawing? Wondering if that could be a smaller tv room instead. Our overall goal is to add a powder room and more liveable space to the house. We are open to other ideas including an addition.

It's the drawing that you provided I just whited out the walls that were enclosing it. Not sure dimensions.
