Guava Tree - What Happened?

Inland San Diego, Suburbia, Back Yard.

I have a well established Guava Tree (5 years) that has been a massive producer for us until this year when it didn't leaf out until mid summer, and when it did, it was VERY sparse, no fruiting, and only happened on the lower half of the tree. Suckers and shoots like usual, but the 3" limbs and branches (2 years old) didn't leaf out at all. Some of the highest, youngest branches (1 yr old) appear dead, but not sure.

There were no frost days this past winter and previous frost winters the tree managed fine other than light outer leaf damage. It's been watered no different this year than previous. Mulched, fertilized, no nearby neighbors pouring RoundUp or anything. :)

What's strange is that our front tree had the same late summer, sparse leaf out, no fruit.

Thoughts?

Green under bark, but no leaves!

Upper canopy no leaves

Some branches shedding bark (and wood doesn't appear as green)

Branches (2-3" thick) not very densely leafed out.
