What are the dimensions of the room? Is that door the main entrance into the home?

How many people would you like to seat in either room? Will there be a tv?

I'd put a small dining room table at the kitchen end, which is tricky due to the door and the walkways but I think it is possible if you go with a round or a drop leaf. At the other end, place a sofa against the wall with the shorter windows and a couple of chairs flanking the FP. The room is not large enough to float the sofa as a divider. Do you have furniture or will you be buying new? Would you consider taking down the ceiling fan which appears to be centered in the room?

This is not very large for the two areas. I have a sofa and two lounge chairs with coffee table and end table for the living room and a round table with four chairs for the dining area.

Sofa cannot be larger than 80"
