Who will do the work ... you or contractor?

Have you set a budget? It's the first step. If you will do the work and parse it out over time, you budget can be "as available." But it should be reasonable for each job.

Then you will need to work through the design process ... taking inventory of what's there (including off-site) and analyzing it, developing a concept, producing the working plan(s).
