Any other bedrooms in the house? A 3 BR will (almost) always sell better and for more than a 2 Br hours

Yes, there will be a bedroom on the first fl too which I will use as my office.

If you have a third bedroom downstairs, I would redo the layout eliminating the angled walls and make it into two bedrooms upstairs.

With two upstairs, both bedrooms can have better closets, and you can have a larger laundry closet or room.

I just checked her other thread. She doesn't have a third bedroom downstairs. At least not one that could take a bed larger than a twin. This whole house needs a professional to help her because sizes are off both upstairs and downstairs.

Conveniece versus appraised value (property taxes) and resale value. Your choice.

These are not concept renderings I hope from your architect. And if you truly have an architect and not a draftsman who calls themselves a designer, then let him/her do their job. You don't have to come to them with an idea.

There is such a thing as too big of a master bedroom, but this one won't even fit a king size bed with a nightstand or two. It barely is large enough for a queen size.

12 x 14 is a good size for a master and will fit a king size bed, nightstands and an armoire/console for TV.

Look at the house dimensions and the fact that it is a rectangle with no bumpouts or real deviations, and the double center wall. I would say definitely a modular.
