    I would not be happy with so little chopped up counter spaces in kitchen area. You must have a need for lots of open spaces. And I'm curious, why the long, narrow space to the left of the kitchen area?

    From what you've posted before, I LOVE IT! Much better! Although the closet up front is still a bit much, if it works for you then it works for you. I think the space is much more flexible for you now and for future owners. (To ma - that space next to the kitchen leads back to a powder room/garage if I recall correctly?)

    It's better than the old plans, but the kitchen is still a mess. You don't have enough uninterrupted countertop space for prep and there is too many traffic paths going in and out. The entry closet is so out of proportion. It's almost as big as the office! There is also a lot of wasted space inbetween the living room and kitchen.


    It's an improvement, but still needs a lot of work.

    Is there a reason you didn't add another window or windows to the long wall in the office? Light sources from multiple directions always make a space feel bigger and brighter than a single source.

    Not a fan of diagonal/angled walls -- not inside or outside.


    You have a huge amount of empty open space between the living room and dining room Unless you have a piano or organ or some other specific purpose for wanting that open space, reconsider that space with how you will furnish and use and decorate it in mind.

    Given this is a reno we have to work with the space we have (it’s a BIG space!). Would love suggestions on how to design the space so there isn’t huge gaps of space! Thoughts?!

    This is the original layout of this 1970s side split...The stairs are where the black line is...We are adding a garage which allows us more space to park our vehicles but also gives us a lot of extra floor space...

    Is there anyone out there that loves playing around with floor plans that can help come up with a better design?

    I think you need to hire an architect.
