Problems with a store bought DR

I grow many adeniums from seeds and never ever have a problem with yellowing leaves or any other health issues with MY plants. I bought this pretty decent sized DR a long while ago (about 10 months ago) from a nursery. It was half dead so I had to take it home. I clipped it, defoliated it and repotted it in my special soil mix (all inorganic) It started to bud out and grow leaves after a few weeks. It looked really good for months and months.. Recently, over the last few months, the leaves started looking weird, yellowish with rust spots on them. Any new growth starts off yellow, I mean very yellow and falls off.

Any one have any suggestions on what I can do to turn this thing around? I've tried watering less, watering more, less sun, more sun.. I've tried fish fertilizer too.. Right now it gets about 8 hours of sun a day and I have to water it

once a day

Is it a possibility of salt mist damage? I've seen similar looks on even hardy plants at my NC beach house after severe winds whipped up a lot of wave action and thus salty mist.

@whisst69 I repotted like 4 months ago, everything looked fine. I was thinking about re-potting or checking the roots but I have that damn seed pod on there that I'm protecting like a hawk. I'm afraid It wont mature if I remove it from its pot now. All i can say is that the soil is completely inorganic. I've never had root rot on any of my DR's ever. I'm not saying it is or isn't but I would be surprised if it was.

@geoforce I live 200 feet from the ocean and I'd say that's a viable reason why it could be happening but none of my other adeniums show the same damaging characteristics of salt spray. It could definitely be a possibility. One of my friends has a very large desert rose and lives on the ocean as well (everyone lives on the ocean here, lol) and hers looks amazing. Green as heck, healthy. Hers is under her staircase, believe it or not and doesn't seem to get as much sun as mine.

I did notice that all of these problems started after it's big bloom...

Here's a picture of my friend's. She completely neglects it too. Its basically living in a bunch of beach pebbles only a few inches deep. What the heck! Ill steal it one day. I love the nebari on it.
