I have nice hardwood floors that need to be resanded/stained and it drives me crazy when the animals or children scratch the floors, The maintainence is annoying especially if you get a leak and a plank starts to warp like mine is doing by our dishwasher.

We have vinyl plank in our patio enclosure and I love it! We're actually installing Karndean Art Select vinyl plank in chestnut or nutmeg (can't remember) in our guest bedroom over Christmas. We have french doors in that room but got a leak so we have to remodel the room and decided to go with the vinyl plank. Since we have children & animals, if it were our choice we wouldn't have gone with wood floors int he main part of my house and opted for the vinyl plank instead. Then once we're out of this lifestage we could always do real wood floors later. The Karndean Art Select Vinyl plank is $3.99/sq ft where I live making it very affortable especially if you can install it yourself.

Tile is the best choice.....Laminate comes in second..best for over radiant heat.

Engineered wood is MDF or particle board with a top membrane that looks like wood.. I do not understand why it would be any one's choice. It certainly isn't value based as it is expensive. Vinyl plank, especially click-lock installation looks great. We have hardwood in kitchen that received water damage from ice maker. It was repaired.
