Could Bunny Run be modified to 2600 sq ft?

The house could be reduced by rearranging both floor levels of the wing to the north of the kitchen. I don't think you can "shrink" the whole plan as certain areas have minimum clearances already achieved.

is there a powder room for the first level? Perhaps it is out by the laundry room? Or perhaps there is not one? thanks!
