Hi all,

We have just purchased our first home and are battling with the family room layout. The home is 10 years old and has a great flow, but the family room is proving hard to work around. We do have renovations planned (kitchen, flooring, painting, powder, room, etc etc!), but choosing the furniture layout of this room is challenging.
Reno's planned for this room include new flooring (wire brushed 5" solid hardwood), paint (I'd like to paint the main floor grey, but would like to paint the family room a different colour - open to ideas!), window coverings, lighting, and removal of the large corner fireplace.

Challenge #1 - Ideal, eye level placement for my husband's dream TV
Challenge #2 - Have adequate and comfortable seating for when family comes over
Challenge #3 - We would love to have a sectional for cozy movie nights, but I'm fearful this will look awkward with our new fireplace position.
Challenge #4 - Placing the sofa in front of the window. This makes me uncertain of which coverings to choose and I'm not sure if this is a total decorating faux pas.

Your help and expertise is greatly appreciated! I have attached two photos - one of the original home's listing and also a sketch I created in Paint to offer a better visual of what we're working with. I've drawn our ideas in red, but please feel free to suggest something that may create a better flow and increase seating.
