So get an architect

All I will say is either get a good real estate agent to find you one already built or remodel. I had to learn the hard way about working with an architect. I’m sure there are good ones, but the process takes a long time and there are tons of things you have to pay for along the way, their fees, structural engineer fees, impact fees ( in some locations), paying more APR for a construction loan, the list goes on. If you haven’t built from scratch be careful it may just be the end of your marriage if you have one.
