Honestly it all depends on the lot and how the house is set on the lot.

if 2 and 3 are the back yard depth from the back of the house, removing the 4' - you have 16' from your kitchen / great room, etc - take 12' or so for a deck / patio - assuming you want to hang out outside.... and.... no room - or - you'd have to work hard to integrate a really tight space / close in pool - which can be done - but it has to be done as part of the cohesive plan WITH the house, etc.

Kinda hard to know without understanding the dimensions.

I agree the answer is an endless pool . If you want a different one it will have to be part of the home plan to make sure you have enough space and of course the bigger the lot the better you can do that., keeping in mind the house footprint might need to be smaller.

It sounds like you are looking at 3 different builders. More importantly than a pool is are all three competent builders with EXCELLENT, not good reputations?

And what about the house layouts? Living in a house is more important than a pool.

Additionally when I was designing my house, on my property, the pool was part of the initial design of the house. While I didn't have it all planned out as to where the spa and sun shelf were going, and at the time didn't realize I'd also include a planter box, I did know exactly where on the property and approximately how big our pool was going to be.

Most people with backyard pools do not swim laps.

We have a 16x32 pool which is pretty typical. Also typical was a recommendation that you want to be the depth distance from the house - so 5 feet deep pool should be 5 feet from the house. This is for stability of the foundation but I am sure that is dependent on soil, foundation type and can be overcome with enough money.

Seems like a 38x30 would give you 32x26 area (guessing 2 sides on the 38 measurement). You would have 10 feet off the house for a patio and it could be 32 feet wide. That to me is doable and of course you could shrink the width down to 14 or 12.

Watch impervious surface requirements - no sense planning on a pool if you can't really do it. Some jurisdictions around me consider a pool impervious but most do not. But you have coping, any patio, and equipment pad.

Well - ok - not sure why you would spend that money if you weren't interest in swimming for exercise. Of course you could.... I do know people have ... they said the kids thought it was fun.

Someone may spend that money if they had a back yard with limited space.

If things are tight on the lot, specially with tight side access or zero lot line zoning, you might need to excavate and pour the pool BEFORE the house gets built. Finishing work can be done on the pool afterwards. All of this needs to be planned ahead of time and coordinated between the pool builder and the house builder. Also make sure you can get a permit to even build a pool on those lots.

It depends on what the town allows in terms of impervious coverage (all hard/paved surfaces and structures), property line setbacks from the side and rear. Some towns have a required set back from a dwelling too for a pool.

Once you have that information, you will know exactly what can fit.

I've had plenty of clients over the years who have giant backyards and can fit in large pools, but are limited because of these factors.

I would check how far the pool has to sit from the property line, not the fence. In my township you need 20 feet from the property line to install a in ground pool.
