Did the pear bloom at your site or the garden center? And if your site, did you have another variety of pear to pollinate this one? To me the pears look like they were not properly pollinated. Lots of fruits do this and the fruits normally abort while still young if not properly pollinated. Pears need to be cross pollinated with a different variety so just asking in case this is a pollination problem.

The leaves are a really dark green so appear healthy. Small black spots on the leaves? I do not see anything looking real bad in the photos. Did anyone spray an herbicide near the trees recently? Just asking as my pears often spot up when the neighboring farm field is planted in spring. Sadly, drift from whatever herbicide the farmer uses. In my case it happens when they plant the field with soybeans . Never enough drift to kill my pears but I get spotting on the leaves and fruit each year when this happens.

Spotting looks a bit like pear blister mites. Can be an issue with young, immature trees but most often just a cosmetic issue on larger, established ones. In any case, based on the photos shown it does not appear to be enough of a problem to be concerned about.

And the fruit drop could be a natural thinning process or the aborting of unfertilized fruit as mentioned above. At any rate, for a newly planted tree I would go ahead and remove them all. They draw energy away from root development, which should be your primary concern.

Brrin, is this pear in a pot on your balcony?

The tree was already flowering when bought at the garden center. Don’t think there are any pear trees in the area to where it’s not located. There’s a good chance it was near other plants that were sprayed at the garden center.

The tree is in a pot on the balcony - was advertised in the garden center as dwarf pear tree suitable for pots.

Someone has advised to treat the tree just in case with a fruit anti fungal spray

Some more photos, couple leaves were turning yellow. I have since repotted and was quite white at the root crown.

If you've only had it a month I'd return it.
