What color are the walls and counters? I would suggest a light gray.

That’s what I thought. Bright white and cream might not mesh well but my personal kitchen is light cream with a gray contrasting island and it goes together nicely.

I'd try to find a large area rug with colors that harmonize/blend both and call it done. If the house is being listed no use in throwing more money than necessary at this.

Agree, if was the new homeowner, I'd rip out cabinets or flooring (or sand & stain if HW). Would NOT paint cabinets and make a bad situation even worse.

no. the cabinets are already dated, but still look ok. Painting them won't make that much of a difference. getting a pro to do it would cost thousands. doing it themselves would take a month. leave it. The layout is horrible anyway. If I were the new owners, I'd want to rip it out and redo everything. I agree the flooring selection isn't the best.

They just loved the flooring in every other room... it just didn't go great with those cabinets. They tried :(

well, maybe it looks better in person! have them clear off any clutter and make sure everything is clean. turn on all the lights to make it look brighter (i'm sure you already know all of this!). you might be able to change out the blah hardware to something a little better looking. those knobs are meh.

If they had done a simple backsplash instead of that laminate up the back wall, it might have looked better.

They had to replace a house full of old carpet and loved this flooring. It’s not hardwood but vinyl plank flooring and it really looks great in every room except that kitchen with those ugly cabinets.

This may seem like a small thing, but I wonder if you changed out the hardware to dark bronze like the tones of the floor if that would help blend with the darker floor? That would be inexpensive to try?

I think that definitely couldn’t hurt! Thank you. They found someone (professional) to paint cabinets for 2500. Still think we should just leave them and hope for the best? The home isn’t in a price range where someone can afford to buy and then just rip out and buy new ones.

2500?? lol. better find out how they're doing it. that's cheap.

they all need to be removed, (not the skeleton base) taken back to the shop, sanded, primed, sanded again, and sprayed. fine sanded, and sprayed again.

Ditto to the bases. everything needs to be taped off, plastic hung to protect the rest of the house, and all the wood sanded and primed.

now, if they tell you they're just going to paint on a primer and two coats of paint, it's not going to be a good job. (the previous finish has to to sanded away to remove any grease/clear coat or other barrier to the wood) Ask them what paint they use and ask them the steps they do. (if they remove the doors/drawers, they have to mark them so that they go back in the exact same positioning or they won't fit correctly).

if he tells you they paint everything there at the house, it's a crap job.

I’d just get it listed. A quote of $2500 for all those cabinets probably will not be high enough in quality work to warrant the expense and time.

i just dont think there is a paint color you could pick that would tie the floors to the backspash/walls or counter, so it wouldnt get u anywhere. it all needs to be redone to go with the floors, might as well let the new owner decide. or get it listed but explore other options in case u cant sell. we bought our house with a funky kitchen bc we loved the house and property overall and now we get to make it our own, I like that. we did have to live with it for two years but for us it was ok. our market was such that good houses were selling over asking price the day they were listed before we could even see them. maybe thats why we couldnt be as picky, but i bet if the rest of the house is ok this wont be a deal breaker, or they will have to weigh cost of fixing it vs how much they might have to drop their goal price to get buyers, but im sure u can help them with that!

It’s a great location and homes typically only last a few days on market. The problem was the carpet was throughout house and terribly soiled and linoleum was in poor condition so they purchased vinyl plank flooring (very popular in this price range) and had entire interior painted a neutral color. They had good intentions and it looks great everywhere except kitchen but hopefully it will still sell.

i bet it will! the more i look at this the less ugly it is. if its a good market for sellers and all the other ducks are in a row, it will be fine. the house we bought did not sell on day one like many others were, probably bc of the kitchen, as everything else was good, but they did end up with multiple offers in the end. and i am so glad bc i LOVE this house and if it hadnt stalled for a little we wouldnt have got it. surely there are ppl like me in your market so desparate to finally just get a house that they are willing to accept some things. its a functional kitchen, new floors, solid wood cabinets (and wood is coming back, they can be restained to match by new ppl), appliances look like they are probably good...these are all good things. new flooring is a huge plus. solid bones are a huge plus. the rest is really just cosmetic

They really wanted to make it nice for new home owners as well as help it sell quickly but I’m kind of like you, it’s starting to look a little less ugly the more I look at it. i hear ppl on the hgtv shows say all the time they want something they can update themselves or they dont like a sellers brand new evweything and change it all anyway. that 2500 paint job might be too cheap and look bad and ruin what good there is here (the good bones). good luck! let us know what happens

I'm not a pro, but sibs and I recently helped my Dad totally remodel his vacation house, and sell his primary home to downsize into a condo. The realtor for the house he sold recommended over $100K of changes to his house before listing which I thought was completely ridiculous. He's 81! I had to talk him down from that ledge! We helped him sort, donate, sell, trash, and move. We cleared the house out, hired painters and cleaners, had the house washed, all surfaces outside powerwashed, deck stained, trees trimmed, etc. As it turned out that was about 20K because it was a large family home. But it's all 1994 builder-grade on the inside. To change all that would have been over 100K! The new owner got a totally clean, functional home with an awesome layout, great outdoor area with large deck and out-dated but working stuff on the inside. They can decide which spaces to update. He discounted the asking price appropriately and it sold in 24 hours above his asking price because of the location, size, layout, backyard, and other local factors. Real estate is very very local.

In this case, your client has already provided new floors to the future buyers (hopefully the flooring is consistent throughout the main level without a bunch of different flooring), which is a really nice thing because flooring is such a pain, and prospective buyers will hopefully notice and appreciate that. I suggest that the current homeowner do nothing else to the kitchen. Discount the asking price to attract buyers who might want to replace the countertops and buy (or re-face and paint) the cabinets. I like the color of the floor, and LVP is gaining in popularity. The new owners can make their own decisions about what to do.
