My original post may have been unclear. The photo is my current apartment living room. At the link above are photos of the space that I will be moving into -- I was hoping for advice on the new space. I've posted a photo of how the previous owner had it set-up below in case that's helpful.

I don’t know the best way to handle the furniture arrangement, but it would be a whole lot easier if you didn’t have to decorate around a TV. If this were my home, I’d use one of the upstairs bedrooms as the TV room and leave the living room as my space for reading, visiting, and listening to music.

You can put the Tv against the stairs wall.

I like the idea of the tv on the stairs, but because this is a row house, I doubt you would be able to get electrical and cable there and I think the seating area would crowd your dining space but I can’t tell from the pictures. This is a layout I would try. You would definitely need something flanking your tv cabinet on that expanse of wall like bookcases or cabinetry. Without room dimensions it’s hard to give you accurate advice.
