Don’t replace is my vote. Sounds like an upscale area and they will probably replace with another material anyway.

I had a neighbor who replaced all her carpet (2 stories) with new carpet and replaced her laminate kitchen counter with granite and had the entire interior of house repainted and then put her house on the market. The people who bought the house tore out the new carpet on the main floor to lay hardwood floors and tore out all the new granite because they didn't like it before they even moved in. The sellers didn't get their asking price, which was inline with the neighborhood. I couldn't believe it when I saw all the new granite broken and thrown out on the driveway! Needless to say, when we listed our house a couple months later, I changed nothing. I just made sure it was clean, clean, clean and very organized. It sold in two weeks and we got more for our house than the neighbors. Just be careful on how much money you put into updating to sell, as your tastes may not match the buyers.

I had a stager tell me to leave the floors and replace the countertops (all). But since the floors are now being replaced and more modern this kinda complicates it. It might sell faster if nothing needs to be done, or it might not! I was also told to put a bathroom and a bedroom downstairs, as there is only one master and a den on the main. I hate to finish part of the basement in lower quality tho. My gut says leave basement and try to sell home as one bedroom one den...

Really without pics we are all blind but usually changing counter tops never get ROI so leave them and move on to your new house. Clean and then clean again fix what ever is broken thats it.

with older original cabinets, i wouldn't replace countertops.
My nephew and his fiance just bought an older home. 90s white formica cabinets, formica countertops. nice shape. when they get the cash, next year, the entire kitchen will be replaced and reconfigured.
Find a realtor who has sold several homes in your neighborhood. Ask her. I think her advice will be to clean, and leave everything the same

Old laminate is much better than new ugly $35 a foot granite.
