What about a dining room?

We are about to start some renovations on a 110 year old 3 bedroom (855 sq ft) bungalow. The current layout is odd, bedrooms in the front, little closet spaces, a dysfunctional kitchen with no counter space and no room for a kitchen or living room.

The architect proposed a flip of the layout and reduce it to one bedroom. I love the layout, but I’m struggling with choosing between having a living room or a dining room in front of house. Need help!!

You could bring the kitchen cabinets all the way down into the livingroom. Then turn the bar counter the other direction to run with the cabinets and make it a dining room table/eat in kitchen rather than bar top. I think there will be more comfortable seating in chairs for guests to sit and watch cooking as well as eating in comfort given the small main area space you have. It also will go with the age of the home. Best wishes!

Have you priced this Reno relative to result and resale?! No idea your locale and reasons, the site, or anything else. But.

I would go deeper and beyond the original foot print........or don't do it at all.No closet, no powder room, a runway of no window for a hall passage, ONE bedroom...... .........sorry. No for me,

This is the original floor plan. I have 2 bedrooms and 1 full bath in the basement as well.

Is it possible to not have a bar, and use that area for a small dining table? An eat-in kitchen? And then have a seating area in the front as the plan shows.

You probably already have, but if not, look up shotgun houses (interiors). It might give some inspiration. I find them very charming and cozy. :)

You are using a lot of space for bathroom and closet. Not sure why we need a wall by the front door. In a house this small, you don’t want to close yourself in and waste space. Agree that you can have a dining table if you give up the island.
