New house living room layout! Help!

Hi everyone! I recently bought a house and I have been struggling with the living room layout (seller photo). The room is long and has large doorway openings. I have a sofa and love seat set and a electric fire place I would like to get up. I’m not sure how to set up the furniture because the wall is off centre due to openings!

Anyways I appreciate you help! Thank you!

    Long rooms usually require two separate seating areas. Post a sketch of the room with widths and lengths noting location and widths of openings. Widths and depths of sofa and love seat and fireplace. Might have to put sofa and loveseat back to back. Will you have TV in this room?

    The easiest seating pieces to arrange and rearrange to your liking are a 3-seat sofa and 2 chairs, much like seen in the realty photo. You might find the FP works better in the master. If you do want it in the living room, stand in the front door and look at the far wall your guests will see first. What do you want there to welcome them? It will probably be the FP with art above flanked by upholstered chairs, or it will be the sofa with art. If you have the sofa and two chairs, you can do the FP there in winter for a cozy welcome, and switch to the sofa with some summery pillows in warm weather - flexibility is what you want. Keep the colors neutral but don't match-match the chairs and sofa.

    See if you have questions or can see what I did. I added a swivel chair and two bunching glass top tables for coffee table. I added sofa table behind love seat. Plant in corner and between sofa and love seat round table to break up long lines. Room measurements and openings need to be verified. There is also a door on other end. Not sure if that is closet? Or another room? But clearance has to be allowed for possible door swing into room. I put a 8x10 rug in (dotted line).

    A key measurement is the width of this room. If it is 12’ I think we are good. If less you probably can’t use loveseat in this space. You don’t want arms of furniture overlapping at corners and you need 3’ min for walkway space on other end of live seat. So, when you can post measurements I requested I can be more confident of layout options.

    Thank you so much for your help! Unfortunately, I don't have the measurements of the room, the house listing was taking down a few days ago and I didn't save them. I move in on June 1, 2020!


    I really appreciate your sketch, I believe that will work for the room size!

    Perhaps you can ask your agency to get you measurements? They can access data pretty easy.
