So many options around furniture, your style, colors and accessories. It also depends on your needs and are you pulling up rug, painting walls and trim and fireplace (which I would recommend), etc. It would make budget sense to keep your sectional if you like it. Are you keeping dining table?

Suggest going onto Pinterest and search combined living and dining rooms to decide on best layout. I think the two below work best If size permits. Then search accessories to get a sense of preferred styles, coffee table, color combinations, rug, mantle decor, art, window treatment.

It‘s at this point when people can provide more helpful support based on your ideas or specific queries.

Is that a real fireplace? If not, I'd remove it. IMO the competition for "focal point" between a fireplace and a TV seldom results in a pleasingly arranged room.

with the sale of the home. The carpet is in good shape.I may use the sectional.I also would love to redo the gas fireplace
and hide the horizontal beam.Thanks so much for all your ideas.

Do you have a photo of the other side of the room opposite the fireplace?

I have no idea why the furniture is angled there is so much space on either side of the FP you could easily do 2 matching cabinets on either side of thr FP with the TV wall mounted on one and a piece of art above the other then the sectional placed so it faces both the TV and the FP. The posts need to be covered and if you do not like the beam cover it as well in drywall. The picture is a bit distorted but a to scale floor plan is a huge help for us . Use graph paper show all windows, doorways and the FP placement mark all measurements clearly.

I would put the television on the console table to the right of the fireplace. Square up the sectional to both. Add another chair to the right of the fireplace with a floor lamp and small accent table. Normally I don't like area rugs over carpet but I think this room needs it. Then get some accent pillows for the sectional that pull the colors together.

I wouldn't re-do the fireplace. Instead, I would stain the brick a bit darker in a color that better matches the stone and stain the live edge mantle a darker color as well.
