Should I have two half baths?

We’ve been playing around with some potential future house designs and layouts.

In the preferred design it goes as follows:

Ground Floor: Master bedroom, home office (with separate exterior entrance) and half bath.

First floor: Living room, kitchen with pantry, laundry room, creative room, dining room and half bath, small storage/pet room.

Second floor: 2 Guest bedrooms with en-suites.

Now although the house will have 3 floors it’s a bit narrow so I’ve been wondering if I should get rid of one of the half baths.

The reason I put one on the ground floor was because if I have someone come over for meetings/work they probably shouldn’t enter the main living space. Then I thought: on the flip side, how could I put the only half bath downstairs if guests will be entertained upstairs. Which is how I ended up with two.

What do you guys think?

However, I’m not selling this home though. This is my future, permanent home (and on a family lot- kind of). For more context I plan to work from home full time so the office is my actual/personal office vs just a home office for convenience.

We do have another design where the master is with the creative space on the first floor and the office + living/kitchen/dining space is on the ground floor. In each design the office is always at the front of the home with its own entrance (which is similar to what you’ve said). However we are more so leaning towards this design more than the other one based on how nice it flowed (minus the bathrooms lol)

If anything, I would make the half bath on the first floor a full bath that has both office and hallway access. That way you can always have the option of making that office it’s own bedroom down the line and give future buyers more options for resale.

Additionally, I get that you don’t want business and family living to overlap, but if you could add the office portion to the front of the home with a separate entrance, make that the main floor, and then have the bedrooms upstairs (with one floor potentially dedicated to the master), I think that would make a lot more sense for flow, day-to-day living, and attract a wider pool of buyers when it comes time to sell.

Oh, boy do I get it! I’m in the middle of planning and building my ‘forever’ home as well. Not sure if kids are in the cards, but is it possible to have a guest room, bathroom and office on the first floor, the kitchen, living, dining, and a half bath on the second, and the master and two secondary bedrooms on the third? That will give you more privacy for work, a bit of separation from guests, and the main bedrooms are all on the same level.

Also, what state are you in? Is there an attached garage involved?

Your reasoning makes great sense and I vote to keep both half baths! The only way that might make sense is to have the office on the first floor so the half bath can be shared.

Hey J G, sorry I’m new to using discussion boards on here so I forgot to check the notifications haha. I don’t want kids but you never know. I’m going to try out your design and see if I’m feeling it. I have a feeling walking up to the top floor everyday to go to bed will not be fun for me though haha

I’m not in the US. I haven’t factored in the garage yet because I have a few options with how I want to add it. Thank you!

Thanks Labra! If I go with the with office on the first floor I might have to rework it so that I can separate the office from the living areas during office hours. All things to consider!
