I'm a Realtor in S Florida. Our contracts are different from your AZ contracts from what I have seen (my daughter and SIL own a home there). If you have a Realtor get with your Realtor to get the info. If you are FSBO, check with your attorney. Before you do either read the Financing paragraphs in your contract. There is, or should be, language detailing dates of mortgage application and status updates and loan commitment requirements. In our contract the onus is on the buyer to keep everyone (Seller, Sellers agent) fully informed as to status. Also in our contract (the FAR/BAR AS IS version) the buyer authorizes buyers mortgage broker, lender and closing agent to disclose such status and progress to the seller and sellers agent. Check to see if you have something similar in your contract.

ETA: If the buyers mortgage person isn't getting back to you, it is a huge red flag IME. If the buyer made application with a big box bank, then I would encourage the buyer to make application with a non-bank lender as the big box banks mortgage lending process typically leaves the LO in the dark. Just my experience. Plus right now the big box banks are tightening up criteria for mortgages.

@User Interesting that in your AZ contracts that the due diligence period is 10 days or is that the financing period for a commitment? Here the due diligence period is negotiable and the time for a commitment is also a blank field to be filled in by the parties. If the field is left blank, then the buyer has 30 days to provide a loan commitment.
