Feedback after house showing

Need some advice! Our home has been on the market for 11 days. We have had a ton of interest... 21 showings during that time. But no offers.


The feedback we have gotten has trended towards two main criticisms: the home floor plan and the fact that it backs up to a semi major street. Now, for the floor plan, since we really can’t do much about that, what we did was remove some furniture and the rug in our living room which created the sense that it was more open. Ever since we did that we haven’t had any feedback say that they did not like the floor plan.


But I’m at a loss as to whether there’s anything we can do about the road to our back. We’ve dropped the price already $5000, even though we’ve actually had feedback that the price is what drew the buyer to look at our home. I think we are priced pretty competitively with other houses in our area, but maybe not, since we are dealing with that stupid road. Just wondering if anyone has any other creative suggestions besides just dropping the price (which we are willing to do, just wanted to wait a bit and see if there is anything else to try).

    I am guessing that you already have a tall privacy fence along your back lot line? If not, installing one may help.

    The road was there when you bought the house, right? How much less was your house worth at that time, compared to houses that don't back up to the busy road? How do you compare to those other houses today?

    I used to read a realtor blog and his favorite phrase was "There is no defect that price can't cure" and he probably would have said that after 21 showings and no offers, that you are overpriced.

    ^Agree with chispa. 21 showings in 11 days is a ton of interest. It's possible, even probable, that your home is being shown to sell another home of similar pricing that isn't on the main road. Have your Realtor get twin sales (one on a busy road and one not) to see the difference the busy road makes in pricing so you can adjust accordingly. We know already it will make a difference in DOM. There are many buyers that wouldn't consider a busy road under any circumstances. There are some that it doesn't make any difference at all. For most buyers, price will make the difference in even considering your home.

    I agree about price. It has to be low enough for the buyer to feel they are okay with the busy road.

    I agree with the suggestion to check comps with busy road vs. not a busy road to know how to adjust the price. Also depending on your price range 5K could be a lot or it could be very little and not make a difference.


    I would never again buy a house near a busy road, but did so in the past because we could get such a nice house for so much less so there will be people that are willing to do that. You just have to figure out what that price difference is.


    Again I'm assuming you have a tall fence and tall plants to block the road as much as possible.

    Chispa - it’s kind of hard to compare value since, when we bought the home, it was in a state of disrepair. My husband and I completely remodeled it. I do know the home has sat on the market for a while before we bought it - I think it was originally priced too high for the condition


    We do have a tall privacy fence but no plants along the back of the fence where the road is.

    That’s a good suggestion on checking comps of homes against a busy road vs not a busy road

    In my area, homes on a busy road or that back up to a busy road sell about 10% lower than homes that don't. With 21 showings, and no offers, its the price. Bringing something down $5000 isnt getting in to a new pool of buyers. You need to come down a bit more.
