Agree with Patricia. my first thought was Murphy bed in version 1 until I saw the window.

I would go with with pullout. I have one in my home office from American leather, super comfortable, west elm has some good ones with gel mattresses too that are a bit cheaper.then get a piece to use as ottoman to store the pillows and blankets which is light weight as you’ll have to move it. What style do you like?

Also where does that big swing in door lead to?

Version 1, with a good pull-out sofabed. The other version has two drawbacks: the bed directly next to the wall is hard to make and clean around, and the heat source is blocked in - uncomfortable right next to your head, and it will negatively affect the bed and the heating the rest of the apartment.

I'd prefer this sofa bed in the window recess if the measurements work. You could stow a quality mattress topper behind it when not in use. Then, instead of the high top table, get a storage and dining coffee table. This versatile coffee table might be large but it is practical in so many other ways. Because the sofa is a "clicker/flip" bed, it won't be necessary to move the table all the time to convert the sofa to a bed. Follow the "More Info" links for specs on both pieces.

consider also blocking one of the double doors. Not the most elegant look but in a place that small every inch counts. Wouldn’t sacrifice that wall space for an unnecessary door. You could put the tv table in front of 1 of those doors and then have a better view from the sofa.

I don't know what you have done so far, but if I were going to set this space up as a studio for rent I would flip the kitchenette and the sleeping quarters.

Most single people will sit on the sofa or chair and watch tv while they eat. You can either use a lift coffee table or use a tall sofa back table with a couple of stools underneath to create dining space.

Interesting idea.....I thought the post was from the tenant, not from the landlord, but, in retrospect, I don't know.
